🚨 Big Policy Updates for 2026 at Kim’s Cozy Campers – Please Read! 🚨
We're committed to making every camping trip smooth, fair, and fun—for you and for us. After a wild and busy season, it's clear it's time for some changes. Here’s EXACTLY what’s new for 2026:
1️⃣ Minimum Stay Change:
We will no longer accept 2-night rentals. All bookings for 2 nights will be billed at our 3-night minimum rate. Please plan ahead—there are no exceptions to this new rule.
2️⃣ Outdoor Kitchens & Grills:
If you use your camper’s outdoor kitchen, you must clean it fully (that means greasy grills, walls, and around the cooking area). If it’s returned dirty, we’ll charge a $100 cleaning fee.
Renting a grill/table add-on for a camper without an outdoor kitchen? Same deal—leave it dirty, and cleaners will assess a $100 fee.
3️⃣ Priority Check-In/Check-Out (High Season):
July and August are our busiest months! Priority check-in/check-out is seldom available then. If you really need priority, we’ll put you at the top of our route for a fee (up to $200 depending on the day’s schedule and number of rentals).
4️⃣ Awning Policy (Last Chance!):
We’re giving awning use one more shot in 2026. Please don’t roll awnings up backwards or leave them out in rain or wind! If an awning is misused, your entire security deposit (usually $1000+) will be forfeited. Remember: they’re labeled “in/out” and “extend/retract.” If you’re unclear, DO NOT use them. Repeated abuse means no awning use in future seasons.
5️⃣ Discounts:
All discounts—early booking, return-customer, military, delivery, etc.—are ONLY available for rentals of 5 nights or more. Rentals under 5 nights will not receive any discount, no matter the reason. Welcome-back discounts are reserved for our BEST, most respectful guests.
6️⃣ Delivery Times:
Delivery windows will only be announced the day before you arrive. Be ready any time on arrival day, up to 10pm. If you need priority check-in or want a specific time, that’s an optional fee. (No more “3-7pm” window!)
If you can't be there for delivery, you’ll get a YouTube virtual tour of your camper and can call us with any questions.
7️⃣ Damage Protection:
For 2026, EVERY rental must add interior damage protection insurance—unless you’re one of our outstanding return customers.
8️⃣ Property Damage, Honesty, and Fees:
If you break, damage, misuse, lose, or throw away any part of our camper, or leave it in poor condition, you will be charged for repair or replacement. Please help us by being proactive—text us photos and details about any damage or missing items up front. Accidents happen, but silence or dishonesty will result in extra charges and a ban from future rentals. (And please stop swapping our luxury pillows for old ones—we notice everything!)
9️⃣ Linens, Pillows, Blankets, & Cozy Extras:
Pillows, linens, towels, and extras are NOT included in the base price. Add them for $25 per person on your pre-arrival form if you want full “cozy” service. Otherwise, your rental is “NO COZY” (bring your own). If we find you using our mattress pads or soiling them, it’s a $250 special cleaning fee per pad. Any stained protectors (including accidents) are $50 each.
